Shipper needs driving US LTL real estate reconfiguration

For US less-than-truckload ( LTL ) carriers , the red-hot issue in 2024 isn ’ t where to find drivers or how many trucks they can put on the road . It ’ s land . Those who don ’ t have property in growing markets want it , and those who have land and terminals want more .
Who gets that industrial real estate — including terminals being auctioned by bankrupt LTL provider Yellow — will determine the winners in the LTL sector for years to come . Unless new LTL carriers unexpectedly enter the market , existing companies will need to be bigger .
They will also need more land to provide more services , including transloading containerized ocean freight near seaports , a relatively new line of business for LTL providers . The loss of Yellow and the need to expand is creating an LTL land rush .
